Cleaning Your Clutter, Doing Right & Doing Good, International Buyers, & Apartment Locating by Lease In Texas at LeaseInTexas.com

Between March and August of 2010, Austin Absolute Realty has been busy with Austin Buyers and Sellers and nurturing our growing business.  Before we get to the real good stuff, let's spend a little bit of time sharing some helpful tips from working with a recent Buyer/Seller.    Working closely with a member of the National Association of Professional Organizers, our Buyer was given the task to clean out their clutter.  From our own experience, one of our points in our walk-through before we list a house, is to help informally stage existing possessions to increase Buyer odds of presenting a stable home and selling it within a shorter time-frame. 

Our Professional Organizer, who also happens to be our Seller & Buyer, used her own tips for not only selling her home, but it made her buying experience quite smooth.  Sort and Simplify - commit to one room at a time if you have a lot to go through and categorize your items into keep, sell, or donate piles.  Pick a pace knowing what your end goal is, and allow yourself plenty of time to rest between rooms.  Our general tip for those "oh wow!!" items - if you haven't used it in a year, you haven't missed it and you don't need it.  Sell it or donate it - but if you have time, try and earn a few extra dollars, then donate the rest. 

Beyond this project of clearing the clutter, an act of kindness was born when our Seller donated her unused or unwanted items.  Austin, TX, is one of the most kindest of cities, where homegrown businesses, bartering services, referring friends, and supporting locals surround us daily.  Many of us in the real estate business follow these good deeds in our transactions.  Our commissions are our livelihood, but at Austin Absolute Realty, we take pride in giving back to our clients in hopes to inspire others to do the same.  No matter your situation, we are here to help you answer questions about your home buying or selling process, or even if you are struggling with the decision to buy or sell.

First Time Buyer Tax Credit Deadline, Sellers Stay Positive, & Austin Absolute Realty Updates

Austin Absolute Realty wants to remind you that the First Time Home Buyer & Move-Up/Repeat Home Buyer tax credit is coming to an end soon! According to the Austin Board of Realtors, January home sales were up 5% from January 2009, with 10% less homes on the market in the same time period. Buyers and Sellers in the Austin area are clearly benefiting from the tax credit and still making Austin stand out from the Nation's norm. It's a great time to invest in Austin-area property; agents of Austin Absolute Realty are ready to inform you of the value of home-ownership in Austin.

Attention Sellers, we did it again. Woke up Friday morning, decided to put a house on the market, and by Monday night . . . SOLD!  Okay, so it's not that easy, but the ultimate path for a seemingly graceful sale begins as long as 3 weeks (many are longer) before a home is put on the market. We expect our sellers to be attached to their home, or eager to sell, so combining years of Austin real estate experience and buyers' perspectives, ultimately yields realistic goal setting, planning, and hopefully that quick and effortless-appearing positive result every seller desires. First Time Buyer Tax Credit Extended, Supporting Education in Austin, & Austin Absolute Realty Updates

You're in the process of buying a home or considering buying a home, but are worried that the tax-credit will expire on you. As we all hoped, the $8,000 first-time buyer tax credit will likely be extended until April 2010. The tax credit extension brings a new development to current homeowners who own for at least 5 years, and can receive a $6500 credit to buy a new home. Austin Absolute Realty has a strong Agent-base to provide you more information on how you can take advantage of these opportunities.

The Austin real estate market has continued to defy national trends; and in September, ABOR reported signs of improvement from 2008 with the number of homes sold increasing by 6%. Austin Absolute Realty saw this impact to Austin and a need to expand our services and offerings. In October, we brought in Carol Delgado & Val Velasquez to assist our experienced agentsin tending to clients seeking high quality and attention in buying or selling their home. Carol L. The Greater Austin Hispanic Chamber of Commerce works yearly to eliminate the Hispanic student achievement gap by providing resources to our community and partners to foster a globally competitive workforce. As an Ambassador to the GAHCC, Rodney Bustamante assisted in leveraging business resources to raise $17,000 at their annual Education Foundation Scholarship Golf Tournament, opening the doors to opportunity for Hispanic students promoting a higher education.

First Time Buyers, Austin Absolute Realty Updates, & Avoiding Foreclosure

Now is a great time to buy a home in Texas;and if you have not owned a home in the past three years, you may qualify for the Texas Mortgage Program. Qualified buyers are eligible for a tax credit of up to $2,000 per year for the life of their mortgage loan. For an additional bonus, those who purchase the home before December 1st, can combine these savings with the one-time Federal Tax Credit of up to $8,000. Veterans can also take advantage of the Texas Veteran's Mortgage Program to waive first time homebuyer requirements for qualified veterans. $8,000 Tax Credit for First-Time Home Buyers and Austin Absolute Realty Updates

Now is the time to buy and Austin Absolute Realty can help you! In February of 2009, President Obama signed theAmericanRecovery and Reinvestment Actoffering ten key provisions to first time home buyers. According to Realtor.org, "The bill provides for a $8,000 tax credit that would be available to first-time home buyers for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009." As always, we encourage you to inquire and ask questions to a real estate professional. This is your money, should you buy a home before the first of December. In addition, this credit does not require repayment and any credit that remains unused is refunded as a check to the buyer. Do you qualify?

In March, Austin Absolute Realty started our marketing campaign in Mexico to target International relocations to the San Antonio and Central Texas areas. The results have been amazing and are progressing each day. We look forward to refining and strengthening our new niche.

We are off to a great start for 2009. Not even two months into the New Year and two of our featured homes went under contract within 28 days of listing; BOTH at 98% of our sellers asking price! Who said it couldn't be done?!

Austin Absolute Realty has accomplished much this year, despite US economics and real estate downfalls in many States.We have much to be thankful for.

InSeptember we responded to a Request for Proposal for Texas' General Land Office and were awarded one of 9 contracts in the State with exclusive rights to list real estate owned by the State of Texas. We are the only small company awarded among Commercial real estate giants! This is a great start to the New Year and brings Austin Absolute Realty to the front of many larger Commercial Real Estate Brokerages.This is a great opportunity for AAR and our agents!

Austin Absolute Realty has been recognized by the State of Texas as a Historically Underutilized Business (HUB). Austin Absolute Realty is 1 of 15 in the Austin Metro Area.

As a minority or woman-owned business, only certified HUBs are listed in the online Texas HUB Directory. For purchases of $5,000 or less, state entities can directly contact a business to buy goods and services. More than $41 million of these small-dollar purchases were made in 2007.
